Electrical Work We Do in Tukwila

Nine kinds of residential job, each with its own page. Pick the one that sounds like your house, or call and we will tell you which it is. Every one of them starts the same way: somebody comes out, looks properly and writes the price down.

Why Tukwila Homeowners Call Us Back

No mystery about how we work. Four habits, every job, whether it is a single outlet or a full rewire. They are the reason customers ring us again for the next project.

  1. A written number before a wire moves

You get the scope on paper: parts, labor, permit, inspection. If something changes once walls are open, we stop and tell you before it costs you anything. The final invoice matches the paper you signed.

  2. The permit is our job, not yours

We pull it, schedule the inspection and stand there while it happens. You do not chase the city for anything, and you never find out at resale that a job was done without one.

  3. Cause first, parts second

A breaker that keeps tripping has a reason. We test until we find it, then fix that one thing instead of swapping hardware and hoping. You see the readings before and after, so you know it worked.

  4. Straight talk on capacity

Plenty of houses do not need a bigger panel. If your load calculation says the current service copes, we say so and save you the money. When an upgrade really is needed, you see the arithmetic that proves it.

Three Steps, No Surprises

From the first call to a signed-off job.

  1. Walk it

We come out, look at the panel, the runs and the room, and listen to what you want. Bring your questions and any plans or photos you have. It takes under an hour and costs nothing.

  2. Price it

A written quote follows with every line spelled out: materials, labor, permit and inspection. If you want options, such as doing a job in two phases, we price both. You decide in your own time. Nobody calls to push.

  3. Wire it and pass it

The same electrician does the work, tests it, and meets the inspector. Before we leave you get a walk-through of what changed, a labeled panel and a clean floor.

Tukwila and the South End

Our work runs out from the I-5 and I-405 interchange into the neighborhoods on both sides: Allentown and Foster, the hillside streets above Southcenter, McMicken Heights and Riverton. From here the rest of south King County is a short drive.

We know the routes

Interurban, Pacific Highway and the 518 connector are our daily roads. Planning around them is how a booked slot stays a booked slot.

Same standard in every town

A charger in Kent gets the same load calculation and the same inspection booking as one in Tukwila. Distance never changes the paperwork.

One number for all of it

Renton, Burien, Des Moines or Federal Way, it is still (000) 000-0000. The person who answers can tell you when we can be there.

Questions Before You Call

The things people ask us most, answered plainly.

Why do my breakers keep tripping?

A breaker trips to protect wire that is being asked for more than it can carry, or because current is leaking somewhere it should not. Overload, a worn connection and a faulty appliance all look the same from the hallway. Our meters tell them apart, and the cure is often one split circuit rather than a new panel.

Do I need 200 amp service?

Only if the numbers say so. We run a load calculation on what you have and what you plan to add, such as a charger, a heat pump or a hot tub. Many Tukwila houses on 100 or 150 amps can take a charger with a load-managed circuit instead.

What warranty comes with the work?

Two years, on the labor. A device we fitted that works loose, or a termination that fails because of how it went in, gets a return visit and a correction at no labor cost. Faulty products are the maker's warranty, and older wiring we never worked on sits outside ours.

Do you pull permits?

Yes, on every job that needs one, which is most installation work in Washington. We file it, book the inspection and meet the inspector. The permit fee is a line on your quote, not a surprise at the end.

My panel says Federal Pacific or Zinsco. Should I worry?

Those brands are known for breakers that can stay closed when they ought to trip, which is why insurers and home inspectors single them out. One visit confirms what you have. If it is one of them, the replacement quote includes the permit.

How much downtime does a new panel mean?

Expect the house to be without power for several hours on changeover day, and the work wrapped up by evening in most cases. The wait beforehand is paperwork: a permit and a slot from the utility, typically one to two weeks. You get both dates in writing.

Who Turns Up

Electrician Tukwila is a small residential crew, and we like it that way. The person who looks at your job prices it, does it and stands behind it, so nothing gets lost between a salesperson and an installer. That keeps the quote honest and the work tidy.
